THE BIRCH GROUP sold The Penning-
ton, a 147-unit multifamily property at
211 Pennington Ave. in Passaic, to P3
Properties for $49 million. Cushman
& Wakefield’s Niko Nicolaou, Ryan
Dowd, David Bernhaut, Peter Welch,
JP Hohl and Alexandria Russo Ebers
represented both parties.
A private investor acquired 62 Broad-
way, a property with 14 apartments
and five retail units in Woodcliff Lake,
for $8.765 million. Jason Pucci and
Barry Waisbrod of The Kislak Co. Inc.
represented the seller, while Michael
Todaro of Serhant Real Estate Inc.
procured the buyer.
A private investor purchased 312
Washington St., a three-unit building
in Hoboken, for $3.47 million. Marcus
& Millichap’s Devin Perez, Alan Cafie-
ro and Brent Hyldahl represented the
seller.

226-228 Washington St., a redevelop-
ment site in Hoboken, to JFA Hobo-
ken LLC for $8.24 million. CBRE’s
Charles Berger and Sam Bernhault
represented the seller.

CITY FITNESS leased a combined
64,066 square feet at 1000 Maxwell
Lane and 38 Jackson St. in Hoboken
from Asana Partners and The Taurasi
Group. Avison Young’s Scott Martin
represented the tenant in the trans-
actions, while JLL’s Matthew Mc-
Donough represented the landlord in
the Maxwell Lane deal.
STONE GABLE LLC sold 7 West Main
St., a 13,674-square-foot building in
Freehold, for $1.95 million. Daniel
Lanni of The Kislak Co. Inc. repre-
sented the seller.
A private investor purchased 46
Route 94, an 11,655-square-foot prop-
erty in Vernon Township. Marc Pal-
estina, CJ Huter and Lew Finkelstein
of VanRockCRE represented both
the seller and buyer alongside Neil
Goldstein of The Goldstein Group.
LEGACY BOXING & FITNESS leased
9,975 square feet at 341 Cortlandt St.
in Belleville. Sheldon Gross Realty’s
Eric Weston represented the tenant.
ALESSIO’S CAFÉ leased 5,421 square
feet at 121 Newark Ave. in Jersey
City. Grid Real Estate’s Bobby Anton-
icello Jr., Chris Vitiello and Gregory
Edgell represented the landlord.

a 219,000-square-foot shopping cen-

feet at Fairfield Marketplace, a
21,000-square-foot center at 480

ed the tenant.
JULIE RICHARD LLC leased 2,300
square feet at 74 Park Ave. in Ruth-
erford to Columbia Bank. Chris

and tenant, respectively.
LA CASA DEL TACO leased 1,500
square feet at 170 Route 46, a

FINANCE
FREDDIE MAC provided $296 million in
financing to the owner of an 1,880-
unit garden apartment portfolio in
Middlesex, Somerset, Union, Mon-
mouth and Morris counties. JLL’s
Michael Klein, Thomas E. Didio Jr.,
Michael Mataras and Joseph Gruber
sourced the fixed-rate, 10-year loan
with a partial interest-only term on
the borrower’s behalf.
Funds managed by affiliates of FOR-
TRESS INVESTMENT GROUP closed a
$115 million senior secured bridge
loan to Triangle Equities and Incline
Capital, the developers of a 400-unit
luxury apartment building at 533
Main St. in East Orange. JLL’s Geoff
Goldstein and Gerard Quinn sourced
the financing.
FREDDIE MAC provided a $96 million
refinancing loan to Khosla Capital, the
owner of a 360-unit luxury apartment
complex at 300-310 Prospect Ave. in
Hackensack. CBRE’s Judah Hammer,
Jason Gaccione, Shawn Rosenthal,
Jake Salkovitz and Lauren Weinstein
arranged the debt.
BARINGS closed an $86.2 million
bridge loan to Bridge Industrial in
connection with 63 New Hook Road,
a new 355,580-square-foot warehouse
in Bayonne. JLL’s Jon Mikula, Michael
Klein, Michael Lachs and Kevin Bad-
ger secured the floating-rate loan on
the borrower’s behalf.
KEARNY BANK originated a $37.25
million loan to Belvidere Urban
Renewal LLC, the developer of a
354,000-square-foot warehouse proj-
ect at 120 Manunka Chunk Road in
Belvidere.
LADDER CAPITAL provided $24.2
million in financing and $14 million
in equity to Eastman Cos., the owner
of The Eisenhower, a 380,065-square-
foot office complex in Livingston.
Cushman & Wakefield’s David Bern-
haut, John Alascio, Brad Domenico,
Chuck Kohaut, Frank Stanislaski, Bill
Baunach and Jack Subers advised the
property owner.
FIDELITY INVESTMENTS provided
an $11.5 million acquisition loan in
connection with 1030-1050 Route
46, a 48,535-square-foot commercial
property in Clifton. JLL’s Ryan Car-
roll, Nazario Paragano and Christian
Badalamenti sourced the three-year,
floating-rate loan on the borrower’s
behalf.
VALLEY BANK provided a $3.5 million
commercial mortgage to the owner
of a 25,944-square-foot medical office
building in Fair Lawn.
A regional bank provided acquisition
financing to Ridgecut Road
for 651 North Michigan Ave., a
28,000-square-foot facility on two
acres in Kenilworth. CBRE’s Matthew
Pizzolato and Josh Stein sourced the
