JERSEY MIKE’S LEASES 70,000 SQ. FT.
AT BELL WORKS FORT MONMOUTH
With an initial public offering in the
works, Jersey Mike’s Subs has found
new office space at the historic
Fort Monmouth property thanks to
a lease with Inspired by Somerset
Development.
Multiple market reports say the
sandwich chain has taken roughly
70,000 square feet at 1 Commvault
Way in Tinton Falls, listing the deal as
one of the largest and most notable
leases of the first quarter. It also
marks a major addition to what’s
known as Bell Works Fort Monmouth,
a mixed-use campus that Inspired by
Somerset Development is creating
within the building formerly owned
by the cybersecurity firm Commvault.
It was not immediately clear if
Jersey Mike’s, an iconic Jersey Shore
business long based in Manasquan,
was shifting its full corporate team to
Fort Monmouth. The company did not
respond to a request for additional
details, although a press release in
mid-April featured a Tinton Falls
dateline.
In the meantime, its new landlord
said the chain was a natural fit for the
Bell Works Fort Monmouth at 1 Commvault Way in Tinton Falls
MAERSK TAKES 233,000 SQ. FT. AT
LINDEN LOGISTICS CENTER
The developers of the sprawling Linden
Logistics Center campus have secured
a new tenant, filling more than 233,000
square feet under a deal with a global
shipping giant.
According to the firms, Maersk will
establish a key ground freight hub at
200 Linden Logistics Way following the
lease with Advance Realty Investors,
Greek Real Estate Partners and PGIM
Real Estate. The new facility will
support a significant expansion of the
business unit, enabling reliable, high-
volume full truckload and less-than-
truckload distribution across major
U.S. markets, seamlessly connecting
warehouse and inland delivery
networks from a location just east of
the New Jersey Turnpike and minutes
from Port Newark-Elizabeth.
CBRE’s Thomas F. Monahan and
Larry Schiffenhaus represented
ownership in the 233,492-square-foot
lease. JLL’s Jon Gorczyca and Gary
Politi represented Maersk.

NAI James E. Hanson represented
Bell Works Fort Monmouth, with
Jeff Garibaldi, Tara Keating and
Phil Mylod leading the effort,
while Lindsey Florio of Inspired by
Somerset Development played an
active role as lease administrator
throughout the transaction. Nick
Pistolakis of Lakis Commercial
represented Jersey Mike’s in the
lease, which a report by Savills listed
as 68,750 square feet.

According to a news
release, 200 Linden
Logistics Way spans
515,600 square feet and
is one of seven buildings
at the 4.1 million-square-
foot campus. The building
has 40-foot clear ceiling
heights, 42 loading docks,
39 trailer parking spaces
and modern distribution
infrastructure designed to
support Maersk’s high-
franchising in 1987. The company
announced earlier in April that it
had confidentially filed for an IPO,
following Blackstone’s acquisition
of a majority stake for a reported
$8 billion, in a bid to help the chain
accelerate its expansion across and
beyond the U.S. and continue its
investment in technology and digital
transformation.
Inspired by Somerset Development
acquired 1 Commvault Way in a deal
announced in early 2025, seeking to
repurpose the building as a new phase
of its landmark Bell Works campus in
nearby Holmdel. That plan included
enhancing and leasing out the property
to tenants seeking high-quality,
experiential office and retail spaces
with extensive amenities and offerings
for employees, while offering new
features such as flexible coworking
space and the addition of local
restaurants, a Bell Market, a coffee
shop, retail spaces and a health club,
all of it under the Bell Works brand.
Commvault, which opened the
building in 2015, remains a prominent
tenant as part of a leaseback
agreement, according to a news
release at the time. That allows it to
continue to benefit from its location
off Route 36 and within the revitalized
Fort Monmouth property.

support Maersk’s logistics workforce
and operational needs, the news
release said. Greek Design | Build will
complete the tenant improvements,
including the office build-out and
associated operational space.
