HOW WOULD YOU DESCRIBE YOUR TARGET CLIENT BASE?
We regularly represent developers (both for profit and not-for- profit), municipalities, governmental authorities and agencies and financial institutions in a wide array of development and redevelopment projects in New Jersey and New York.
TELL US ABOUT A CREATIVE SOLUTION THAT YOUR
FIRM PROVIDED TO A REAL ESTATE CLIENT.
We’re very fortunate to have worked with the New Brunswick Development Corporation (DEVCO) on a number of innovative, complex projects through the years. The work is a true partnership and one of the greatest demonstrations of our multi-disciplined practice, involving complex concepts of corporate structures, creative financing, construction
and operating agreements, city and state collaboration and governmental incentives, to name a few. The New Brunswick Performing Arts Center, a mixed-use development that opened to great fanfare in 2019, is a terrific example of this kind of partnership, as DEVCO and Windels Marx worked to integrate close to 20 public and private entities into the financing, ownership and operation of this facility. Next up along these lines are the recently announced expansion of the Rutgers Cancer Institute of New Jersey (a 12-story, 510,000-square-foot, $750 million building) and the 10-story first phase of the New Jersey Technology & Innovation Hub. Like the New Brunswick Performing Arts Center, these projects will involve the participation of a multitude of public and private interests.
WHAT DO YOU SEE AS THE BIGGEST GROWTH AREA FOR
YOUR BUSINESS?
For several years consecutively, we’ve worked with some of the state’s major institutions on development projects needed to ensure the ongoing health and growth of these institutions.
Windels Marx advises clients on a wide variety of real estate matters, including: financing, joint ventures/equity investments, acquisitions and sales, development and land use, redevelopment, construction, leasing and litigation.
Charles B. Liebling (far left) is a Senior Partner focused on redevelopment, development and land use. Windels Marx recently welcomed Isabel D. Chou (Partner, center) and Jeet Gulati (Associate, far right) to the Real Estate Practice Group.
We believe this will continue to represent a significant sliver of real estate activity in the state and one in which we expect to be involved. Continued reinvention of the state’s older town centers also remains active, and our experience in these types of projects should translate into new business opportunities for the firm.
WHY SHOULD A CLIENT CHOOSE YOU OVER THE
COMPETITION?
Real estate cuts across every industry in New Jersey and its legal application demands a multidisciplinary approach. Each transaction can involve a wide range of legal issues, from air rights above a property to environmental conditions in the ground beneath it — and everything in between. We advise clients on a wide variety of real estate matters, including: financing, joint ventures/equity investments, acquisitions and sales, development and land use, redevelopment, construction, leasing and litigation. Not only do we strive to be a “one-stop shop,” thereby creating value to clients because of our ability to handle an extensive number of issues related to real estate transactions, but we’re also ranked the 5th largest real estate practice in New York by The Real Deal. Our attorneys know how to get things done: the list of projects we have been involved in — from marquee developments that are regularly in the headlines, to the substantial, if less glamorous projects that are the bread and butter for most developers — is an impressive collection. Our experience and ability in working with governmental entities in connection with privately developed projects is second to none. Our clients’ projects were recognized in each of 2017, 2018 and 2019 by NAIOP-NJ as a Deal of the Year.
