CROSSTATE ENTERPRISES LLC signed an 84,755-square-foot lease renewal and extension at 11 Jackson Road in Fairfield with Velocity MedTech. Avison Young’s Paul Errigo, Ed English and Ron Ganter represented the tenant.
Leonelli of Sheldon Gross Realty represented ownership, while Bussel Realty Corp. represented the tenant, a freight-forwarding company.
FIDELCO REALTY GROUP leased 27 Haynes Ave., a 4.5-acre site in
Newark, to ARB Parking. Alex Conte, Jason Crimmins and Peter Murano
of The Blau & Berg Co. represented the landlord, while the firm’s Laura Crimmins represented the tenant.

LOONEY REALTY LLC sold 7 North Mountain Ave., a 6,000-square-foot building in Montclair, to Birkhold and Maider LLC. Evergreen Commercial’s Joe Defeo and NAI James E. Hanson’s Jessica Curry represented the seller and buyer, respectively.
VISCEGLIA REALTY GROUP leased 3,600 square feet at Forrestal Professional Center II, a 40,000-square-foot building at 8 Forrestal Road South

A private investor sold 721 6th St., an 11-unit apartment building in Union City, for $2 million. Marcus & Millichap’s Jonathan Zamora represented the seller and procured the buyer.
A private buyer purchased 212-230 Culver Ave., a 1.3-acre development site approved for 365 apartments in Jersey City, for $12.5 million. Yanni Marmarou of IPRG represented the seller.
RETAIL
SERITAGE GROWTH PROPERTIES sold Heritage Square, an 87,318-square- foot property at 1640 Route 22 in Watchung, to Urban Edge Properties for $34 million. JLL’s Jose Cruz, Kevin O’Hearn, J.B. Bruno and Austin Pierce represented the seller and procured the buyer.
FIRST MONTGOMERY GROUP sold Brook’s Edge Plaza, a 70,274-square- foot shopping center at 71-91 South Main St. in Marlboro, for $15.9 million. JLL’s J.B. Bruno, Kevin O’Hearn, Jose Cruz and Shaelyn Nuckel represented the seller.
A local LLC purchased 207 East Broad St., a 35,968-square-foot property in Westfield, for $4.7 million. Marcus & Millichap’s Alan Cafiero, David Cafiero and Dean Matuszewicz represented the seller and procured the buyer.
URBAN EDGE PROPERTIES leased 27,270 square feet at Totowa
Commons, a 271,516-square-foot power center at 545 Route 46 in Totowa, to Lidl. Mike Testa and Bill Farkas of Jeffery Realty Inc. represented the tenant.
LEDGEWOOD INVESTORS LLC leased 13,875 square feet at Ledgewood Commons, a 517,000-square-foot property at 461 Route 10 in the Ledgewood section of Roxbury, to Barnes & Noble. Mike Testa, Shane Wierks and Bill Farkas of Jeffery Realty represented the landlord, while The Goldstein Group’s Marc Palestina and Chuck Lanyard represented the tenant.
SIGNATURE ACQUISITIONS leased a combined 8,158 square feet at 10 Independence Blvd. in Warren to Playa Bowls, Aesthetic Center and Yella’s. CBRE’s Marta Villa represented ownership.

use building in North Bergen, for $2 million. Marcus & Millichap’s Devin Perez, Alan Cafiero and Brent Hyldahl represented the seller, while the firm’s Jonathan Zamora and Eve Parker secured the buyer.
STAR ASSOCIATES LLC leased 5,800 square feet at 1410 Stelton Road in Piscataway to Vivek Flowers. Deluccia Commercial Group represented both parties.
IVY REHAB PHYSICAL THERAPY and POKE BROS leased a combined 4,120 square feet at Hamilton Plaza, a 175,000-square-foot property at Route 33 and Whitehorse-Hamilton Square
Road in Hamilton. Ed Vasconcellos III of Levin Management Corp. represented ownership, while C.J. Huang of Equity and Joe Sternberg of NAI Mertz represented the respective tenants.
TAQUERIA LA UNICA leased 900 square feet at Pine Brook Plaza,
