One of our recent projects involved
permitting support and site
plan approvals for solar parking
canopies on a commercial campus.
This opportunity presented two
formidable challenges. First, the site
was contained within the Highlands
Preservation Area, and second, it was

encumbered by a 300-foot buffer
to a New Jersey Department of
Environmental Protection (NJDEP)
Category One stream. Despite a
complex and arduous entitlements
process for development projects in
the state, our team coordinated with
the applicable regulatory agencies
to effectively shorten the permitting
timeline. Thorough understanding
of these site constraints paired
with extensive experience made it
possible for our multidisciplinary team
to guide the project from proposal to
local building department submission
in only 87 days, what can typically
take nine to 12 months or more.
Aside from permitting and
entitlements, other project
elements included multiple design
iterations, coordinating with the
solar manufacturer and with the
landscape architect for the under-
canopy lighting design. A signifi cant
contributing factor to the condensed
timeline was that we obtained
design approval in one planning
board hearing.
