ON THE HORIZON
As property values have steadily risen over the past several years, municipalities have been aggressively filing reverse tax appeals to increase assessments or increasing assessments based on recent sale activity. MSW continues to assist taxpayers in defending against these appeals, which have become common in certain municipalities. For 2022, COVID-19 continues to cause uncertainty, although certain asset classes have done well, including the industrial market, which has been particularly strong. MSW anticipates significant opportunities to lower tax burdens as well as to challenge attempts to increase assessments heading into the new year.
TRANSACTION SPOTLIGHT
MSW recently secured a 25-year PILOT for the development of a 403-unit multifamily apartment building in Newark and a 20-year PILOT for the development
of a 112,800-square-foot modern industrial building in Newark. MSW also represented a Newark-based public research university in securing a much-needed property tax exemption for multiple parcels purchased as part an important campus expansion.
