The demand for logistic centers and general warehousing continues to remain high for redevelopment and geographically underdeveloped areas. While large land development opportunities in New Jersey are becoming increasingly rare, opportunities for redevelopment continue to grow. Mixed-use redevelopment design
also remains strong, as the younger generations seek multipurpose and walkable settings. We expect boutique retail spaces, with outdoor amenities within these mixed-use developments, to continue to reclaim under- productive retail and urban areas across New Jersey.

PROJECT SPOTLIGHT
MEA’s experience includes not only large warehouses and retail centers, but also more intricate residential
and boutique mixed-use developments. Recently, The Heritage at Highland Park, a 110-unit multifamily development located only one mile from New Brunswick, sold its last residential unit. The challenges for the brownfield redevelopment included overcoming the environmental cleanup and the limited access resulting from significant grade changes. The developer’s goal was to create an attractive, pedestrian-friendly neighborhood with a unique stacked townhome design. The community is active and vibrant with pedestrians strolling along the sidewalks and children playing in the open spaces.
