TRANSACTION SPOTLIGHT
After significant negotiations we reduced our client’s assessment on a retail strip center by over $10,000,000. This settlement resulted in a $500,000 refund and an annual tax savings of over $200,000. We secured the reduction by working with our client and conducting a comprehensive review of the subject leases. Then,
in our meeting with the town, we utilized our specific knowledge of the subject property and wove in the current market dynamics including, rental concessions, actual expenses and the cost of capital. Our narrative resonated with the municipality, and we were able to resolve the appeal via settlement instead of litigation. We also recently negotiated a $500,000 refund for a special use property. Our expertise and knowledge of the relevant valuation methods helped us explain our position to the municipality and work out an amicable resolution.
