In New Jersey, there is a growing opportunity in redevelopment projects due to high demand for affordable housing in underserved areas and the potential to convert unused office and commercial space into multifamily projects, particularly in urban areas of New Jersey. We specialize in assisting developers and municipalities with various aspects of these projects, including land use, financing, regulatory and tax credits. Many properties, like offices, hotels
and retail spaces, will require repurposing for multifamily housing and other essential services like health care. We’re well-equipped to help property owners navigate this redevelopment landscape.
TRANSACTION SPOTLIGHT
Cullen and Dykman’s Real Estate practice advises devel- opers (both for-profit and not-for-profit), municipalities and lenders on multifamily and industrial redevelop- ment, PILOT agreements, tax credits and regulatory issues related to affordable housing and health care facilities. Our attorneys also handle leasing for industrial, office and retail spaces across multiple states. In Banking and Financial Services, we closed ground lease financing for a Newark mixed-use project, involving tax credits, redevelopment bonds, affordable housing set-asides, municipal financing and PILOT agreements, along with loans to Delaware Statutory Trusts in various states. Our Environmental practice addresses environmental issues in commercial real estate ownership and development, including the development of solar fields. Our Tax Assessment, Eminent Domain and Property Assessment practice handles real property tax appeals in New York and New Jersey. We recently negotiated a multiyear settlement with Jersey City resulting in a 30 percent tax assessment reduction, providing a benefit to the client in excess of $600,000 on a multiple tax parcel industrial/ commercial property. Additionally, we specialize in the acquisition and sale of shares in private REITs, recently completing a significant transaction in this area.
