Construction is underway on a new mixed-use project that calls for bringing 180 apartments, retail space and a black-box theater to an arts district in downtown Jersey City.
LMC, a subsidiary of Lennar, said Thursday that it has started construction for the project at 321 Warren St. Known as The Lively, the development is slated for delivery next summer and comes amid a continued surge in the city’s multifamily pipeline.
The project is LMC’s first development in the Northeast, the firm said.
“Jersey City, particularly the downtown district, is experiencing a resurgence as it evolves with growing culture, new restaurants, bars and retail,” said Greg Belew, city president of the New York tristate region for LMC. “Jersey City is now more than a value-based option to Manhattan and Brooklyn. The area is attracting more residents with its industrial-chic energy, turn-of-the-century architecture and eclectic arts.
“We’re thrilled to be a part of this evolution and to bring a community to market that will further energize the district and deliver a highly sought-after luxury living experience to the area.”
The mixed-use project will add to Jersey City’s Powerhouse Arts District. Aside from the apartments, plans call for 1,343 square feet of ground-floor retail space and a 14,200-square-foot black-box theater and supporting spaces dedicated to the arts.
Nimbus Dance Works, an award-winning dance company and school, will operate the theater, the firm said in a news release. LMC has also secured a commitment from Lackawanna Coffee, a local Jersey City coffee shop.
Apartments will range from studios to three-bedroom layouts, with high-end interiors and finishes, LMC said. Planned amenities include a fitness center with a flex fitness studio, a roof deck lounge with a pool and grills, a resident lounge and demonstration kitchen.
LMC also touted the property’s proximity to the Grove Street PATH Station and to the city’s dining and retail options, including Newark Avenue, Newport Centre and downtown Jersey City.
Katerra, formerly known as Fields Construction Corp., is serving as the general contractor. LMC has tapped Fogarty Finger as architect and interior designer, while TD Bank is the construction lender.
