Hornrock Properties has leased more than three-quarters of a new 221-unit luxury apartment building in downtown Hackensack, the developer said Monday.<\/p>\n

Known as Ivy and Green, the property at 1 Park Ave. sits at the gateway to the central business district and has more than 35,000 square feet of amenities and social spaces. Those perks have helped fuel interest at the collection of studio, one-bedroom and two-bedroom homes, Hornrock said, allowing it to reach 80 percent leased after hitting the market in late March.<\/p>\n

Monthly rents start in the $2,500s, with incentives that include up to two months free.<\/p>\n

\u201cIvy and Green has raised the bar for luxury rental living in downtown Hackensack by offering a top-level building with oversized homes and amenities and services second to none in this growing market,\u201d said David Hornblass, a principal of Hornrock Properties. \u201cThe building immediately resonated with the public. Recording this level of leasing velocity in such short order is an indicator of how quickly Ivy and Green has been embraced by renters.\u201d<\/p>\n

Designed by Minno & Wasko Architects and Planners, Ivy and Green boasts luxury apartments and amenities such as co-working spaces, private conference rooms and work pods, a speakeasy with a bar and fireplace and a demonstration kitchen and dining room, among others. Outdoor features include a pool and sundeck, grilling stations, a pizza oven and dining areas and games such as ping pong, foosball and a life-size chess board, while the property also has bike storage and garage parking with electric vehicle charging stations.<\/p>\n

The six-story building has attracted renters from the surrounding area, from Hudson County submarkets such as Jersey City and Hoboken and from New York City renters, Hornrock said, thanks in part to its location near\u00a0NJ Transit bus and train service and to highways such as Interstate 80 and Route 4. The developer, meantime, has broken ground on a second phase of the development, which will bring another 168 units to what was a parking lot near the city\u2019s Foschini Park and the Hackensack River waterfront.<\/p>\n
