A busy shopping center in Millville is nearing full occupancy after a series of recent leases by Irgang Group, an investment firm that acquired the property in late 2021.
According to the landlord, the newest tenants at Union Lake Crossing along Route 47 include Old Navy, Skechers, Inspira Health, Rally House, Five Guys, Poke Bros. and Crumbl Cookies. Those operators have taken a combined 46,000 square feet, joining anchors ShopRite, Kohl’s and other businesses at the 393,000-square-foot power center.
R.J. Brunelli & Co. Principal and Vice President Mario Brunelli and Sales Associate Chelsea Reizner represented Irgang Group in the most recent leases, which follow an earlier wave of new deals totaling 61,000, according to a news release. Occupancy is now roughly 98 percent.
“With these latest signings of prominent national and regional tenants, and deals in the works with two other national chains for small spaces, all that remains available at Union Lake is a 2,300-square-foot inline store and an undeveloped pad site that can include drive-thru lanes,” said Mark Irgang, CEO of Nyack, New York-based Irgang Group.
“In all, we’ve executed leases on nearly 108,000 square feet since taking over the property, backfilling major vacancies arising from the departure of Dick’s, bankruptcies of Pier 1 and Dressbarn and closings of several smaller tenants,” Irgang added. “This progress is a testament to the quality of this real estate, the retail industry’s rebound and the efforts of our exclusive leasing agent R.J. Brunelli & Co. and their predecessor, Metro Commercial.”
Irgang noted that Union Lake Crossing was 72 percent leased when the firm acquired it in November 2021. Other recently signed and newly opened tenants include Fun City Adventure Park, Cato Fashions and Boot Barn, while Five Below recently expanded and remodeled.
The tenant brokers are as follows:
- Michael D. Friedman of Inline Realty represented Old Navy, which took 15,000 square feet.
- Craig Levitan of Rendina Healthcare Real Estate represented Inspira Health in its 9,127-square-foot commitment.
- George Wisnoski of Equity Retail Brokers represented Skechers, which leased 7,500 square feet.
- Jonathan Spoerl and Michael Gorman of Metro Commercial represented Rally House, a fast-growing chain offering officially licensed gear from pro and college teams, in a 7,500-square-foot deal.
- Stanton Brown of MSC represented a Five Guys franchisee in its 4,400-square-foot commitment.
- R.J. Brunelli Principal and CEO Ron Deluca represented Crumbl’s franchisee in its 1,400-square-foot lease.
- Niklas Marley of Metro Commercial represented Poke Bros., which offers customized Hawaiian-style bowls and will occupy a 1,000-square-foot space.
“When the new stores who just signed leases open, we expect to see another large increase in visits,” said Gene Rarey, operations manager for retail properties at Irgang Group, who also serves as the company’s construction manager for new tenant spaces. Meantime, in-house architects Orli Eshkar and Yuri Menzak spearhead architectural review of tenant plans.
