An industrial equipment repair company has leased more than 13,000 square feet at a newly developed building in Hillsborough, in a deal arranged by Zimmel Associates.
According to a news release, Eastern Torque Services will occupy two units at 315 Roycefield Road. The deal brings the 54,600-square-foot facility to full occupancy, a milestone that comes just nine months after it hit the market.
Zimmel Associates’ Jason Zimmel brokered the long-term, 13,217-square-foot transaction.
“This lease underscores the growing demand for high-quality industrial properties in the region,” Zimmel said. “We are thrilled to have helped Eastern Torque Services find the ideal space at 315 Roycefield Road and proud of our role in turning this state-of-the-art property into a fully occupied industrial space.”
Zimmel announced the deal Tuesday, noting that Eastern Torque provides nationwide repair services for gearboxes, mixers, compressors, pumps and other industrial equipment. The company also specializes in custom project fabrication and refurbishing of industrial rotating equipment.
Its new home, part of a building completed in 2024, has 24-foot ceiling heights, LED lighting, ample parking, new office space, drive-in doors and loading docks, Zimmel said. The 5.96-acre property also has heavy power capacity and recreational zoning, while tenants are minutes from interstates 287 and 78 and a roughly 40-minute drive from Newark Liberty International Airport, providing easy access to both local and national markets.
