The owner of a 54,000-square-foot industrial building in Middlesex Borough has tapped NAI DiLeo-Bram & Co. to find a buyer for the property.
The brokerage team said the facility, 897 South Ave., has a robust infrastructure designed for heavy industrial use and features such as one loading dock, six drive-in doors and 5,000 square feet of office space. The warehouse portion is also equipped with 20 overhead cranes for heavy manufacturing and logistics as well as 3,000 amps of electricity, making it suitable for a wide range of industrial applications.
NAIDB vice presidents Kyle Gerace and Chris Chiusolo are spearheading the assignment.
“In terms of functionality, the unique combination of heavy-duty features makes 897 South Ave. a true standout in the market,” said Gerace. “This isn’t just a warehouse. It’s a fully equipped operational center ready to support advanced manufacturing, logistics or distribution needs from day one. We are excited to bring this exceptional asset to market.”
NAIDB added that the single-story building occupies a nearly five-acre lot, with ceiling heights ranging from 17 to 22 feet that provide ample vertical storage space and operational clearance. Additionally, the entire facility is powered by an energy-efficient gas-heat system.
Prospective users will also be 2.5 miles from Interstate 287 at Exit 5 and just a half-mile to Route 28, the listing team said, while other major highways such as Interstate 78 and the New Jersey Turnpike are also a short drive away.
“In today’s competitive industrial-property landscape, location value is everything and 897 South Avenue can be a transformative acquisition for enhancing an investor’s or user’s business strategy,” Chiusolo said. “With Newark International Airport just 20 miles away and NYC accessible via the Holland Tunnel in about 26 miles, this facility provides an ideal base for operations that require seamless regional and international access. We anticipate significant interest from a variety of industrial users.”
