The site of a 28,000-square-foot warehouse with excess land in Fairfield has changed hands for nearly $8.75 million, brokers with NAI James E. Hanson announced Tuesday.
According to the listing team, the parcel at 8 Evans St. spans 3.35 acres and includes valuable industrial outdoor storage space. That proved attractive to both institutional groups and active owner-users, NAI Hanson said, as did its flexible layout and immediate access to Route 46.
“Our client was in a strong position given the unique utility and location of the asset,” said Michael G. Walters, executive managing director for corporate services with NAI Hanson. “Properties like 8 Evans Street rarely come to market, and that scarcity helped drive a highly competitive process among qualified buyers.”
Walters and Associate Vice President Cameron Silverstein represented the seller, Anderson and Vreeland Realty Co., in the $8.74 million sale to KF Mechanical LLC.
“Sustained rent growth within institutionally owned industrial assets continues to push more operators toward ownership as a strategic alternative,” Silverstein added. “The response we received to this listing underscores just how strong owner-user demand is for well-located, highly functional properties like 8 Evans Street.”
