A major addition to the Jersey City skyline is nearing completion in the form of a 29-story, 622-unit luxury apartment tower that’s slated to hit the market in the coming months.
Nasser Freres, the developer of what’s known as The Greyson, is working alongside The Marketing Directors as it prepares to unveil the project at 25 Cottage St. The firms announced this week that leasing will launch in February, bringing another infusion of upscale homes and amenity spaces to the city’s burgeoning Journal Square section.
“We’re excited to be nearing completion of The Greyson and to welcome residents soon to this exceptional new offering,” said Michael Sokoloff, a partner at New York-based Nasser Freres. “With residences designed for modern living, premium amenities, and convenient connectivity, The Greyson will appeal to a wide range of residents. We’re looking forward to sharing everything it has to offer when leasing opens in early 2026.”

Designed by Manhattan-based Handel Architects, The Greyson has what the developer described as a glass serrated-edge façade along Cottage Street that undulates in and out to create the look and feel of bay windows, maximizing views toward the waterfront and Manhattan. Inside is a collection of floorplans ranging from studios to three-bedroom units, along with a group of amenities across multiple full floors that Nasser Freres previewed this week.
That social, wellness and entertainment spaces include a double-height lobby lounge and a spa with steam, sauna, salt and relaxation rooms, as well as outdoor kitchens and grilling areas, modern fitness and yoga studios and coworking and content creation spaces, among others. In addition, an on-site art gallery will showcase revolving art from local artists, along with an art studio that residents can use for their own creations.
The developer, meantime, highlighted a 29th-floor rooftop sky deck, with exterior features designed by Melillo Bauer Carman, including landscaped outdoor areas with loungers and observation terraces.

Renters will be a short walk from the Journal Square Transportation Center and have easy access to PATH and bus service to Lower and Midtown Manhattan, as well as downtown Jersey City, Hoboken and Newark. They’ll also have direct connections to ground-floor retail that will front a newly created section of the Homestead Place extension.
Greystar is handling property management for the building.
