Prologis completes new 437,000 sq. ft. warehouse in I-287 corridor

Prologis has delivered nearly 437,000 square feet of new industrial space in the Somerset section of Franklin, having already filled nearly half of the modern warehouse facility.

Located at 395 Elizabeth Ave., the building has 40-foot clear ceiling heights, 5,200 square feet of office space, 58 dock doors, two drive-in doors, a 130-foot truck court and parking for 70 trailers and 435 cars. It’s also less than a mile from Interstate 287, providing connections to the New Jersey Turnpike, Interstate 78 and routes 1 and 22 that enable tenants to easily reach Port Newark-Elizabeth and Newark Liberty International Airport.

The initial tenant, a metal payment card designer and manufacturer, will occupy 199,030 of the project’s 436,960 square feet, according to Prologis. Colliers Vice Chair Noah Balanoff, Vice President Mark Hay and Associate Michael Canosa serve as the leasing agents for property.

“Our team has long been part of the New Jersey community, and this project represents our continued investment in the state,” said Paul Rosen, vice president and leasing officer for Prologis. “The leasing activity to date reflects the strong demand from businesses for high-quality, well-located logistics space. We are excited to expand our presence in Central Jersey and welcome the first customer to 395 Elizabeth Avenue.”

The real estate investment trust added that the building is solar-ready and has 28 electric vehicle charging stations and infrastructure for 191 more. Other features include high-efficiency HVAC, advanced ventilation that provides one full air change per hour, smart electric meters and recycled stormwater irrigation.

Prologis, which owns nearly 56 million square feet in New Jersey, is pursuing certification on the U.S. Green Building Council’s Leadership in Energy and Environmental Design scale. It expects to secure silver or gold status.
