Three new tenants have leased space at a Bergenfield shopping center to bring the nearly 72,000-square-foot property to full occupancy, brokers with RIPCO Real Estate announced.
According to the leasing team, the recent additions at Foster Village Shopping Center include Kudo Society Café, Curated Boutique and Francy’s Artisanal Ice Cream & Pastries. The deals follow a major renovation of the property at 495 South Washington Ave., which took place from 2017 to 2018, as well as a dozen other leases by RIPCO with tenants such as Aldi, Dollar General, Wing Stop and Taco Bell, which occupies a new pad site with a drive-through.
The RIPCO team of Colby Piper and Curtis Nassau represented Oster Bergenfield Properties LLC in the lease-up while also consulting the landlord on the renovation, which included a new façade, parking lot, signage, lighting and landscaping.
“There’s a terrific sense of satisfaction in working with a landlord to redevelop and re-tenant an asset from start to finish,” said Nassau, an executive vice president based in RIPCO’s Elmwood Park office.
Piper, a director with the firm, added: “Foster Village is a great neighborhood shopping center offering area residents an eclectic mix of goods and services.” Built in 1958, the property is accessible from Englewood, Teaneck, New Milford, Dumont, Cresskill and Tenafly and sits at the busy traffic-light intersection of New Bridge Road and South Washington Avenue, whose combined daily traffic equates to some 48,000 vehicles.
The property also has a second traffic light at Liberty Road with some 12,000 vehicles daily, RIPCO said.
“The demographics surrounding this site are very strong,” Piper added. “The population density is very solid with 185,000 people living and 92,000 people working within three miles of the center. And income levels are high with median household incomes close to $120,000 per year.”
