The longtime tenant at a three-acre industrial site in Roxbury has acquired the property for $850,000, in a newly announced deal by Charity Realty International.
According to a news release, the landscape design and construction firm completed the acquisition at 278 Ledge-Landing Road as part of an investment group. Charity Realty President James Costanzo brokered the sale, describing the bid process as short but contested.
“Our marketing efforts quickly produced strong interest from both users and investors,” Costanzo said. “In a short period of time, we had established a true market value and ownership had their pick of potential deals.”
Charity Realty noted that the property is adjacent to Interstate 80’s Exit 27.
“Although in an A+ location, utilization and development of the site is encumbered by its odd ‘puzzle piece’ shape, (Department of Transportation) setbacks and existing township zoning restriction,” Costanzo added.
Charity Realty International, as part of its philanthropic pledge, is making a donation to The Spring Lake Hope Foundation. The charity provides lifesaving care and help to children with rare illnesses and special needs that insurance does not cover.
