PROJECT SPOTLIGHT
Connell Foley’s Real Estate and Land Use Group represents the owner/developer of an innovative collaboration between a municipality and a nonprofit institution in a transformative development project to bolster local education and economic growth in key STEM sectors. The multiphase project offers a world-class public magnet STEM high school, residential housing for innovators and research and development labs, including a cutting-edge high-tech hospital simulation space designed to showcase the future of digital healthcare. Connell Foley has handled numerous aspects of the project, including redevelopment agreements, zoning and land use, site plan approvals, transactional matters, ground leases and other components. As part of this project, we are handling the ground lease of land for the construction of two 250-unit residential apartment buildings. Additionally, we represent the client in connection with the lease of another site at the development to a high-tech high school. The transaction involves creating numerous reciprocal easements and resolution of issues relating to the tenant’s financing.
