Hillwood, the Dallas-based industrial developer, is expanding on the East Coast with the hiring of a former Duke Realty Corp. team to lead new offices in Jersey City and Philadelphia.
The firm this week announced the launch of the new regional group led by industry veteran Art Makris. He brings more than 24 years of experience in logistics real estate development and in recruiting, developing and retaining successful teams in the industry, the company said, noting that he will help grow its footprint in the New Jersey and the Mid-Atlantic markets.
“Art is the ideal person for this position, as he is known for achieving outstanding results through data-driven strategies and a collaborative approach,” said Tal Hicks, Hillwood’s president. “We are excited to expand our already successful Northeast team.”
Hillwood, a Perot company, also announced the hiring of Ben Rosen as senior vice president. He will focus on sourcing and executing industrial real estate investment and leasing transactions in New Jersey and New York City, including land for ground-up development and existing building acquisitions.

Meantime, the firm has added Seth Hall as transaction specialist, veteran construction management professional Brian Nussbaum and Susan Richman as development coordinator to round out the team in its two new offices. Like Makris and Rosen, each was a member of Duke Realty’s team in the region prior to the company’s acquisition by Prologis Inc.
Makris, the former Northeast region president for Duke, succeeds industry veteran Gary Frederick as Hillwood’s Northeast market leader. Frederick, founding leader of Hillwood in the Northeast, will remain part of the Northeast team through a transition period to assist Makris and complete several transactions in progress.
Hillwood actively develops and buys industrial land and buildings across the U.S., Canada, United Kingdom, Germany and Poland, according to a news release. While it’s also active in other asset classes, its industrial portfolio is served through 13 previously established offices domestically and overseas.
