Denholtz Properties has landed a tenant for a new light industrial building in Hamilton, inking a nearly 41,000-square-foot deal with a growing pickleball court franchisee.
Samrat “Sam” Sood, the operator of what will be the new Pickleball Kingdom location, plans to construct an expansive 14-court facility at 1100 Negron Drive that will feature conference rooms, meeting areas, a lounge, ample parking and a mezzanine overlooking the courts, according to a news release. The space is slated to open this fall, activating a facility that Denholtz completed last year near the junction of Interstate 195 and Route 130.
“Pickleball has become one of the nation’s most popular sports over the last several years,” said Sood. “This gorgeous facility will be a hub for the vibrant pickleball community of Hamilton, creating friendships and unforgettable experiences for seasoned players and newcomers alike.”
Denholtz noted that the single-story, 40,500-square-foot flex building has 26-foot clear ceiling heights and is a mile from Exit 7A on the New Jersey Turnpike. It’s also the latest addition to the firm’s growing light industrial portfolio, which also includes a 32,147-square-foot facility under construction at 110 North Gold Drive in Robbinsville, plus a 101,116-square-foot project at 245 Willowbrook Road in Freehold that broke ground earlier this year.
Founded by CEO Ace Rodrigues in 2021, Pickleball Kingdom is the leading pickleball court franchisor in the United States, the news release said. The group is partnering with Sood, the franchisee, to open the new Hamilton location.
