Diversified, Gottesman lease up 32-unit first phase of new Jefferson rental property

Diversified Properties has fully leased the first section of its upscale apartment project near Lake Hopatcong in Morris County.

The successful leasing of all 32 units in the first phase of Jefferson Place, a 10-acre property at 9 Hellers Lane in Jefferson Township, demonstrates the strong demand for high-quality rental housing in Morris County, according to a news release.

“Achieving full occupancy for phase one is an exciting milestone and a reflection of the tremendous effort that went into bringing this community to life and the demand for high-quality rentals in Jefferson,” said Nicholas Minoia, managing member of Diversified Properties. “From planning and design through construction and leasing, our goal was to create an exceptional living experience that residents would be proud to call home. We are incredibly grateful for the enthusiasm the community has shown and for the confidence our residents have placed in us.”

Jefferson Place is a joint venture between Diversified Properties and Gottesman Real Estate Partners. The phase one building — which marked its grand opening last December, according to its Facebook page — was already 50 percent leased in February as Diversified began construction on phase two, which will be 75 units.

The first building offers one- and two-bedroom homes from 855 to 1,216 square feet, built-in den spaces, private garages, an indoor fitness center, outdoor lounge and grilling areas and individual storage units for residents. Monthly rents start from $2,400.

The phase two building will feature new floor plans, covered parking and new amenities such as a fully equipped fitness center, a resident lounge tailored for working from home, a high-end golf simulator, underground parking and ample outdoor gathering spaces that complement the surrounding natural landscape.

Other features of the community include convenient access to Route 15, shopping and dining, Lake Hopatcong, Morris County parks, golf courses and regional transportation, the news release said.

Diversified Properties, based in Montville, leads management and leasing of Jefferson Place. It’s the latest addition to a multifamily portfolio that includes a 60-unit project under construction in nearby Wharton, plus the 58-unit luxury multifamily building in Morristown known as 30 Court.

The firm has also built 188 units in Newburgh, New York, and 270 units in New Windsor, New York, while it recently announced the completion of a 393-unit luxury property in Union known as Summit Court.

Gottesman is based in Chatham. Jefferson Place is Gottesman’s first multifamily investment.
