A wellness studio has acquired a nearly 5,000-square-foot retail condominium in downtown Plainsboro for $1.23 million, a broker with Fennelly Associates announced Thursday.
According to Matt Fennelly, who represented the buyer, the space at 5 Schalks Crossing Road is part of the mixed-use Plainsboro Village Center property. OM Life Space LLC will operate from the 4,839-square-foot condo after purchasing it from Sharbell Cranbury Inc., with a platform that offers comprehensive wellness classes, programs and events along with professional solutions.
Pierson Commercial’s Gregg Medvin represented the seller.
“I’ve been looking to open a studio in the Princeton area since 2022, scouting countless locations and recalculating business plans throughout the process,” said Janice Liou, owner of Om Life Living. “With the help of Matt and the team at Fennelly Associates, I can finally say that I’ve secured the perfect location that checks all the boxes. I am thrilled to bring this studio and the OM Life Living brand to the community.”
In a news release, Fennelly noted that Plainsboro Village Center has been a downtown hub for the greater Plainsboro and Princeton area for the last 20 years, operating as an open-air mixed-use town center development with 144,000 square feet of retail, medical and office space. Located within walking distance of NJ Transit’s Princeton Junction station, the center is also minutes from Route 1, Route 130 and New Jersey Turnpike Exit 8A, as well as a host of retail options.
Fennelly Associates has served as the leasing team for the office and medical space for the property since 2010, the news release said. The deal with Liou follows a search that spanned multiple locations in the central New Jersey area, the brokerage team said, adding that it also recently negotiated three new leases at Plainsboro Village Center.
Those deals include commitments for 1,022 square feet by The Best Quality ABA, 1,455 square feet by KLAUS Multiparking America Inc. and 750 square feet by Chereath Capital Management LLC.
“Plainsboro Village Center’s strategic location and unique flexibility make it an ideal home for nearly any business,” Matt Fennelly added. “Over the last 14 years, we have been honored to help attract in-demand businesses and organizations to this property and are excited to continue to work closely with them to further drive occupancy.”
