WHAT IS A NOTEWORTHY TRANSACTION OR PROJECT
THAT YOUR FIRM HAS WORKED ON RECENTLY?
We are fortunate to represent River Development Equities LLC in its proposed $500 million, multi-phased, transit- oriented redevelopment of 44 blighted acres along Route 18 in East Brunswick. The complex is designed to include a mix of multifamily housing, retail businesses, a hotel, medical offices, restaurants and a transportation hub. It will transform the city and reinforce a sense of community.
We also recently closed a $200 million refinancing for
the iconic Bell Works complex in Holmdel. Giordano, Halleran & Ciesla has served as its longtime lead counsel in acquisitions and redevelopment. In addition, we represent Somerset Development in its recent purchase of NJ Transit property for a 40-acre, multiuse transit village on the Raritan Valley Line in Somerville. The Somerset Station project will include 371 apartment rentals, 156 for-sale townhouses, 4,000 square feet of retail space, a community center and commuter/resident parking.
WHAT DO YOU SEE AS THE BIGGEST GROWTH AREA FOR
YOUR BUSINESS?
Growth is robust on several fronts, most notably by developers who are looking at New Jersey as a result of the adoption of new rent-control laws in New York.
Another growth area is the resurgence of land banking by national homebuilders. We also advise national homebuilders engaged in some of New Jersey’s largest

adaptive reuse projects, located within the former Fort Monmouth. Other areas in which we see great demand are the renewable energy space because of state initiatives on zero emissions and the affordable housing space because settlements with towns are paving the way for projects.
WHY SHOULD A CLIENT CHOOSE YOU OVER THE
COMPETITION?
As a one-stop law firm, we provide sophisticated representation to developers and builders — national, public, regional and local — throughout New Jersey in
all facets of transactional real estate, redevelopment and land use. Our deep bench of attorneys in the Real Estate, Redevelopment and Planned Real Estate Development Practice Area knows what matters to stakeholders and how to bring them together. Our experience includes projects in downtown urban areas, transit villages, suburban areas and vacated office complexes, and with public/private partnerships. We are skilled in redevelopment law, land acquisition, contracts, planned unit developments and condominiums and the preparation of offering plans
and governing documents. We also structure all types of financing — mezzanine and conventional.
