CENTERPOINT PROPERTIES acquired 63-65 Stults Road, a 274,430-square-foot building in the Dayton section of South Brunswick. JLL’s Marc Duval, Jordan Avanzato and Jose Cruz represented the seller.
MARCUS PARTNERS acquired a two- building, 194,000-square-foot portfolio at 75 Wood Road and 90 6th Ave. in Paterson. Gregg Kelman of GK Realty brokered the transaction.
An undisclosed buyer acquired a three- building, 193,235-square-foot portfolio at 140, 150 and 170 Ludlow Ave. in Northvale for $27 million. Cushman
& Wakefield’s Gary Gabriel, Kyle Schmidt, Chuck Fern, Tom Tucci and Eli Millstein represented the seller.
USA CONTAINER CO. INC. leased 118,070 square feet at 170 Circle Drive North, part of the 535,000-square-foot Rutgers Industrial Center in Piscataway.
Joel Lubin, Brian Golden and Gary Politi of JLL represented Levin Management Corp., the asset manager, while Ken Rubin with Rubin Realty Associates represented the tenant, which provides packing supplies,
warehousing and freight services.

WOODMONT INDUSTRIAL PARTNERS sold 85 New Brunswick Ave., a 101,425-square- foot distribution center in the
Hopelawn section of Woodbridge, to EverWest Real Estate Partners.
DERMODY PROPERTIES acquired 50 Knickerbocker Road, a 72,045-square- foot building in Moonachie. Gary Stein of Savills and Craig Engelhardt and Steve Korfiatis of Newmark brokered the sale.
CRANBERRY REALTY leased a combined 70,588 square feet at 343 Walsh Drive in Parsippany to Worldpac and Silk Road Wholesale & Distributors. NAI James E. Hanson’s Scott Perkins, Christopher Todd, William Ericksen
and Dena Scott represented the landlord in both transactions. Jules Nissim of Cushman & Wakefield and Chad Hillyer of JLL represented the respective tenants.
A private partnership sold 594 Jersey Ave., a 69,300-square-foot building
in New Brunswick, to VHF 594 LLC. Steve Bussel of Bussel Realty Corp. represented the seller, while BRC’s Leo Esses and KSR Real Estate represented the buyer.

a 65,000-square-foot building in Boonton, to Capital Group for $8.24 million. Chilmark Real Estate Services’ Michael Marchese and Ed Flanagan represented the seller, while eRealty Advisors represented the buyer.

Hill Parkway in East Rutherford to BetterPak. NAI James E. Hanson’s Kenneth Lundberg, Steve Pastor, Patrick Lennon and Lorenzo Lambiase represented the landlord, while Jeff Chaus of Chaus Realty represented the tenant, a provider of packaging, retail and janitorial supplies.

BANK OF NEW YORK MELLON sold 19 Vreeland Road, a 141,000-square- foot office and data center facility in Florham Park, to The Stro Cos.
JLL’s Jose Cruz, Michael Oliver, Steve Simonelli, Kevin O’Hearn, JB Bruno, Jordan Avanzato and Michael Kavanaugh represented the seller, while a Prudential Bank team led by John Bailey provided financing.
SIGNIFY NORTH AMERICA and CONVATEC GROUP leased a combined 46,615 square feet at Bridgewater Crossing, a two-building, 610,671-square-foot complex at 200 and 400 Crossing Blvd. in Bridgewater. Avison Young’s William McCaffrey and Evan Bernard represented ownership in the deals, while JLL’s Dan Spero and CBRE’s Remy DeVarenne represented the tenants, respectively.
ONYX EQUITIES leased 36,470 square feet at 4 Campus Drive, a 147,475-square- foot building in Parsippany, to Summit Financial. Cushman & Wakefield represented ownership, while JLL’s Christopher Conklin and Chris Masi represented the tenant, a wealth management firm.

to University Heights Charter School. Jerry Joseph, Kyle Janoczkin and Tarang Ramani of Lee & Associates New Jersey represented the tenant.
SENLAC RIDGE PARTNERS leased 18,590 square feet at 20 Independence Blvd., a 120,528-square-foot building in Warren, to Evercore Partners Services East LLC. Cushman & Wakefield’s William O’Keefe and Raymond Trevisan represented ownership.

leased 15,500 square feet at 4B Eves Drive in the Marlton section of Evesham to Baratz & Associates PA. Wolf Commercial Real Estate’s Bethany Brown and Mike Scanzano represented ownership.
CHA PARTNERS leased 12,000 square feet at 2 Broad St., a 64,521-square-foot building in Bloomfield, to Affiliated Healthcare Management and Sierra Health Services.
EFFECTUAL leased 12,000 square
feet at 111 Town Square Place, a 519,015-square-foot building in
Jersey City. Cushman & Wakefield’s David DeMatteis and Mina Shehata represented the tenant, a cloud and IT services firm.
PRD PROPERTIES LLC sold 711 East Main St., a 7,500-square-foot building in
   BRIDGE, LOGISTICS FIRM INK 607,000 SQ. FT. LEASE IN WARREN CO.
Alogistics firm has committed to more than 600,000 square feet of industrial space in Phillipsburg, marking the latest tenant at a sprawling new campus along Interstate 78.
Brokers with CBRE represented ownership, Bridge Industrial and PGIM Real Estate, in the lease with OMLog at 1000 Rand Blvd. The Italy-based tenant, which serves the luxury fashion industry, will occupy 607,279 square feet at Building 3 of the master-planned, 3.9 million-square-foot complex known as Bridge Point 78.
“Bridge Point 78 offered OMLog the ideal opportunity to expand its international operations in the heart of one of the Northeast’s main industrial distribution hubs,” CBRE’s Jake Terkanian said, noting that the campus is also home to big-box users such as Uniqlo and Mark Anthony Brands, the beverage company behind White Claw hard seltzers. “With phase one of the development fully leased, we look forward
to marketing phase two, which includes two additional buildings totaling over 1.6 million square feet, set to deliver next year.”
Terkanian brokered the lease alongside Mindy Lissner and Vincent Ranalli. CBRE’s Kevin Dudley represented OMLog.
