THE O’DONNELL GROUP sold 201 Elizabeth St., a 275,631-square-
foot property in Bordentown, to Penwood Real Estate for $60 million. Newmark’s Steven Schultz, Steve Tolkach, Kyle Eaton and Tony Georgiev represented the seller.
EDGEWOOD PROPERTIES acquired Westgate, a 250,000-square-foot building at 477 Martinsville Road
in the Basking Ridge section of Bernards Township. JLL’s Jose Cruz, Kevin O’Hearn, Sean Ryan, Steve Simonelli, Michael Oliver and Grace Braverman represented the seller.
IVY REALTY and WATERFALL ASSET MANAGEMENT LLC sold 50 and 100 Randolph Road, a 236,000-square- foot portfolio in the Somerset
section of Franklin. Newmark’s Kevin Welsh, Brian Schulz and Maria Betancourt represented the seller with support from Steven Schultz, Dan Reider, Kyle Eaton and Chris Koeck.
IVY REALTY purchased a two-building, 171,500-square-foot portfolio at 400
Benigno Blvd. and 101 Haag Ave. in Bellmawr for $19.25 million. CBRE’s Stephen Marzullo, Adam Silverman and Dan McGovern represented the seller.
IDI LOGISTICS leased 111,111 square feet at Passaic Logistics Center at 26 Jefferson St. in Passaic to Lowes. David Knee and Chris Hile of JLL represented ownership.

OAKLAND MANAGEMENT sold 153 Bauer Drive, a 44,300-square-foot building in Oakland, to Faropoint for $9.6 million. CBRE’s Elli Klapper, Jeremy Wernick, Mark Silverman and Charles Berger represented
the buyer in conjunction with Mark Trevisan, Kevin Dudley, Nick Klacik and Chad Hillyer.
An undisclosed e-commerce business acquired 2015 Lincoln Highway, a 37,635-square-foot property in Edison. Dan DePalma of North American Realty and Zimmel Associates’ David Zimmel represented the seller and buyer, respectively.
THE STRO COS. leased a combined 31,500 square feet at 215 South Newman St., a 65,677-square-foot building in Hackensack, to Diaz Foods and Mittera. JLL’s Charlotte Belling and Caroline Eisen represented Diaz Foods, while Dean Brody of JLL represented Mittera.
An undisclosed party sold 183 Monroe St., a 30,000-square-foot building in Passaic. William F. Connors III of the William F. Connors Agency represented both parties.

TERRENO REALTY LLC purchased a 2.4-acre property at 127-167 and 147-163 Doremus Ave. in Newark for $11.9 million. Jason M. Crimmins, Alessandro Conte, Peter J. Murano Jr. and Michael F. Schipper of The Blau & Berg Co. brokered the deal.
MISSA BAY LLC sold 2337 Center Square Road, a 1.56-acre industrial outdoor storage parcel within the Pureland Industrial Park in Logan Township, to Criterion Group for $1.17 million. Patrick Lafferty II
