AMERICAN EQUITY PARTNERS leased 41,000 square feet at One Tower Center, a 415,000-square-foot building in East Brunswick, to HCLTech. Newmark’s Jamie Drummond represented ownership with support from Stephen Tolkach, Adam Silver, Dan Reider and Andrew Perrotti.
SJP PROPERTIES leased 18,603 square feet at Waterfront Corporate Center I, a 566,215-square-foot building
at 111 River St. in Hoboken, to Faropoint. Cushman & Wakefield’s David DeMatteis and Mina Shehata represented the tenant, a real estate investment firm.
ALFRED SANZARI ENTERPRISES leased 5,909 square feet at Court Plaza North, 160,000-square-foot building at 25 Main St. in Hackensack, to Newman, Simpson & Cohen LLP. Alexander Anderson Real Estate Group’s Josh Folco represented the tenant, a law firm.
FIDELCO REALTY GROUP leased 5,629 square feet at 550 Broad St., a 312,000-square-foot building in Newark, to Victoria Foundation.

A developer sold 215 East Second St., a 34-unit apartment building in Bound Brook, for $10.84 million. Manveer Sanghera of Veerman Asset Management represented the seller.
An affiliate of RAM DEVELOPMENT sold a six-property, 1.66-acre assemblage
on and around Mechanic Street in Bayonne for $9.9 million. Davis Briones of The Kislak Co. Inc. represented the seller and procured the buyer.

ACFM CORP. sold 107 East Mount Pleasant Ave., a 27,252-square-foot mixed-use property in Livingston,
to HREA LLC for $5.2 million. Andy Schwartz, Brian Whitmer, Jordan Sobel and Andre Balthazard of Cushman & Wakefield represented the seller.
FMCD REALTY LP sold a 26,176-square- foot shopping center at 37 Old Highway 22 in Clinton for $6.18 million. Marcus & Millichap’s Brent Hyldahl and Alan Cafiero represented the seller and procured the buyer.
UNITED LEASEHOLD LLC leased 15,000 square feet at Union Plaza Shopping Center, a 504,850-square-foot property at 2401 Route 22 West in Union Township, to Barnes & Noble. Peter Robbins of Robbins Agency
represented the landlord, while Chuck Lanyard and Marc Palestina of The Goldstein Group represented the tenant.
A private investor purchased 688 Morris Turnpike, a 10,070-square-foot strip center in the Short Hills section of Millburn, for $7 million. Alan Cafiero, David Cafiero and Dean Matuszewicz of Marcus & Millichap represented the seller.
