AMERICAN EQUITY PARTNERS leased 3,000 square feet at the base of 15 Exchange Place, a 136,000-square-
foot building in Jersey City, to Naya. JLL’s Blake Shanaphy represented ownership, with assistance from David Stifelman and Mike Pietrowicz, while RIPCO Real Estate’s Jon Paul Pirraglia represented the tenant, a quick-service Middle Eastern restaurant.
DGM WEST MANAGMENT LLC leased 2,558 square feet at 78 West Main
St. in Somerville to Pierre & Michel Authentic French Bakery’s. Deluccia Commercial Group’s Tim Deluccia represented both parties.
DOGWOOD GREEN leased 2,500 square feet at 5 Central Ave. in West Orange. Christian M. Benedetto Jr. and Justyna Kuczaj of The Blau & Berg
Co. represented the tenant, a cannabis dispensary operator.
ADONI PROPERTY GROUP LLC leased 1,530 square feet at Veronica Plaza,
a 30,000-square-foot strip center at 1165 Route 27 in the Somerset section
of Franklin, to Dollars Up. Chandler Vanderbeek and Connor Vanderbeek of Bussel Realty Corp. represented the landlord, while Kislak Commercial Real Estate Services represented the tenant.

sold 2 St. Peter Drive, a 0.63-acre development parcel in Sayreville. Tamara J. Blau and Brad P. Jacobs of The Blau & Berg Co. represented the seller, while Janet Mandila

GREYSTONE provided $257.24 million in financing to Building and Land Technology, the owner of The Beacon, a 1,155-unit apartment complex at 20, 24, 44 and 56 Beacon Way and 100, 88 and 126 Clifton Place in Jersey City. Cushman & Wakefield’s John Alascio, Alex Hernandez, Alex Lapidus and Mitch Rothstein worked with Brian Whitmer, Niko Nicolaou and David Bernhaut to source the 10-year, fixed- rate Freddie Mac loan.
An undisclosed lender provided a $62 million construction loan to 307 Main MF-Q Urban Renewal LLC, an entity controlled by The Hampshire Cos., for a 270-unit apartment building at 321 Main St. in Hackensack. Northmarq’s Gary Cohen sourced the debt.

Urban Renewal LLC, the owner of a 240-unit luxury apartment building at 2955 John F. Kennedy Blvd. in Jersey City. JLL’s Thomas Didio, Thomas
E. Didio Jr., Gerard Quinn and John Cumming sourced the seven-year, fixed-rate loan.
VALLEY BANK, BANK LEUMI LE-ISRAEL and BE-AVIV provided $49.9 million
in financing to Tona Construction and Management and KS Group, the developers of a planned 203-unit apartment building at 50 Sussex Ave. in Newark. FM Capital’s Josh Pollack,
Avi Eyal and David Wenger sourced the financing, which has a 24-month term.
COLUMBIA BANK closed a $14.95 million construction loan to The Kontos Group, the developer of a planned 57-unit apartment building at 140 West Webster Ave. in Roselle Park. Progress Capital’s Kathy Anderson and Caillin Boles sourced the debt, which carries a 36-month interest-only period with a 10-year permanent conversion option. RE
