A private investor sold 6111 Park Ave., an eight-unit apartment building in West New York, for $2.115 million. Marcus & Millichap’s Jonathan Zamora represented the seller and procured the buyer.
A private entity acquired 9 Graham St., a six-unit apartment building in Jersey City, for $1.3 million. Cervelli Real Estate and Property Management brokered the transaction.

leased 20,000 square feet at 450 Route 17 North in Paramus to Boot Barn. Jerry Welkis of Welco Realty Inc. and Michael Horne of RIPCO Real Estate represented the respective parties.
DOLLAR TREE leased 15,000 square feet at Aldrich Plaza, a 128,000-square-foot property at 4053 Route 9 in Howell. E.J. Moawad of Levin Management Corp. and Danielle Brunelli of R.J. Brunelli & Co. represented the landlord and tenant, respectively.
PCF RESTAURANT GROUP acquired 111 East High St. a 14,000-square-foot commercial building in Glassboro. Vantage Commercial’s Vince Ceroli and Andrew O’Brien brokered the deal, with First National Bank of Elmer providing financing.
ROBBIE’S MUSIC CITY sold 476 Route 46 West, an 11,300-square-foot building in Hackettstown, to Amish Mike. NAI James E. Hanson’s Anthony Cassano and Dick Hecker represented both parties.
PARAMOUNT REALTY sold 289 Route 202, a 7,388-square-foot stirp center in Flemington, for $7.5 million. Marcus & Millichap’s Dean Zang, David Crotts, Alan Cafiero and Brent Hyldahl repre-
sented the seller, while Tom Georges of Northmarq represented the buyer.
PARA CAPITAL PARTNERS LLC sold
100 Braen Ave., a 6,000-square-foot building in Hawthorne, to Prestige Rental Properties II LLC. Jonathan Kristofich of NAI James E. Hanson and The Goldstein Group’s Alex Goldstein represented the respective parties.
A private entity sold a two-building, 5,263-square-foot portfolio at 223-235 St. George Ave. in Roselle for $1.2 million. Zimmel Associates’ Jordan Zimmel brokered the sale.
BODENVY leased 2,400 square feet at 331 Springfield Ave., a 9,988-square- foot building in Summit. Marcy Gross and Matt Leonelli of Sheldon Gross Realty brokered the lease.
5 S REALTY leased 2,000 square feet at Country Plaza, a 21,377-square-foot shopping center at 1860-1876 Route 35 in Middletown, to Ideal Tile. CBRE’s John Hanlon and Nicole Nannola represented ownership.
PUCCIO IV LLC leased 1,200 square feet at 487 Market St., a 25,000-square- foot building in Saddle Brook, to Buffalo Wild Wings. The Goldstein Group’s Lew Finkelstein, CJ Huter and Roy Paret represented ownership, while JLL’s David Townes and Alana Freidman represented the tenant.
POKE 46 leased 900 square feet at Pine Brook Plaza, a 7,941-square-foot property at 6 Route 46 in the Pine Brook section of Montville. Kevin Pelio of Azarian Realty represented both parties.

building in Fairfield, for $4 million. Resource Realty of Northern New Jersey’s Greg Sabato and Tom Consiglio brokered the transaction.
FINANCE
TRUIST BANK provided a $25 million loan to The STRO Cos. to refinance a fully leased, 353,000-square-foot
industrial building at 415 Hamburg Turnpike in Wayne.
NORTHWEST BANK originated a
$16 million loan to Reynolds Asset Management and Capital Solutions to refinance Princeton Pike Office Park, a six-building property at 3131 Princeton Pike in Lawrence Township.
An undisclosed life insurance company provided $11 million in financing to Elberon Development Group for a 223,000-square-foot warehouse in Elizabeth. Wesley Wilcox and Albert Raymond of G.S. Wilcox & Co. sourced the loan with a 10-year term and 25-year amortization. RE
