i.Park Brownfield Redevelopment, Edgewater, NJ
GZA’s multidisciplinary services were integral to the efficient and successful redevelopment of a former Unilever R&D facility on the waterfront in Edgewater, NJ. The 20-acre site had housed historic industrial uses since 1910. GZA provided due diligence services to i.Park Edgewater prior to the transaction and conducted uplands and sediment remedial investigations, remedial design and remediation of soils and groundwater. GZA’s remedial design utilized alternative remedial standards to address soil contamination that had impacted groundwater. This approach saved the developer significantly in remediation costs. GZA also provided geotechnical engineering for phases of the redevelopment.
 GZA’s clients include developers, commercial warehouse owners, industrial/manufacturing site owners, architects, lawyers, utilities and state/county/municipal governments.
OUR ADVANTAGE
GZA’s focus on mitigating risk above, below and at ground level adds value to any real estate development, where
the greatest risk is not knowing what is below ground and unseen. The breadth and depth of our multidisciplinary services allow us to bundle all the services necessary to address development: comprehensive due diligence, land use consulting and permitting, environmental consulting, geotechnical engineering (including ground improvement of challenging soil conditions) and construction phase services. We help clients assess and navigate the entire process, realizing the greatest potential from their site while minimizing their investment risk.
ON THE HORIZON
Brownfield redevelopment is an active sector for GZA
and its New Jersey clients, given GZA’s ability to provide multidisciplinary services from start to finish on such projects. With the State’s recently introduced tax and loan incentives, and the strategic location of many sites that have lain dormant for years, we expect greater interest in urban brownfields for multifamily housing or mixed-use projects and, for sites near key transit routes, continued e-commerce- related projects, including warehouses and commercial parking for delivery fleets.
Government-funded infrastructure improvements will be an opportunity for GZA, building on the environmental, geotechnical, instrumentation and contractor services we’ve offered on roadway, bridge and tunnel projects in the region.
GZA is also assisting with clients’ action-oriented sustainability goals, including engineering to increase resiliency in the face of climate change and conservation management plans to improve the biodiversity of large corporate and manufacturing properties.
