A food production facility in Middlesex Borough has changed hands for $3.2 million, providing what brokers say is a turnkey commercial kitchen for its new owner.
According to Bussel Realty Corp., which arranged the sale, the property at 203 Egel Ave. comprises 6,080 square feet of fully operational, regulatory-compliant space with significant infrastructure improvements already in place. That provided a rare opportunity for the buyer, POC Realty LLC, enabling immediate occupancy and production without the time and expense associated with new construction or retrofitting.
BRC Vice President Eric Koons represented the seller, 203 Egel Avenue LLC, and the buyer in the transaction.
“Fully equipped, recently upgraded and regulatory-approved food production facilities are unheard of in today’s market,” Koons said. “The buyer immediately recognized the value of acquiring a turnkey facility in a strategic location with exceptional access to transportation, labor and distribution channels.”
BRC added that 203 Egel Ave. is certified by the U.S. Department of Agriculture, the Food and Drug Administration and the New Jersey Department of Agriculture. Following an extensive retrofit in 2022, the facility has a new roof, extensive floor drainage, upgraded electrical and gas service, backup generators and expanded freezer and refrigeration capacity, positioning it to support high-volume food production operations.
The property also includes some 1,000 square feet of office space, 16-foot clear ceiling heights, one tailboard loading position, one drive-in door, heavy power, ovens, dedicated production areas and substantial freezer and refrigeration infrastructure. Its new user, meantime is a short drive from Interstate 287, the New Jersey Turnpike and Interstate 78 and roughly 35 minutes from Port Newark-Elizabeth and Newark Liberty International Airport.
