An affiliate of Home Depot has leased nearly 200,000 square feet at a soon-to-be-built industrial property in Bayonne, in a newly announced deal by JLL.
The North American distributor, HD Supply, is expanding and relocating to 71 New Hook Access Road from its current home in Secaucus. It’s leasing the full building from Delta Equity Management, which is developing the 195,723-square-foot facility near the city’s former Marine Ocean Terminal.
JLL Northeast Industrial Vice Chairman Joel Lubin and Managing Director Gary Politi represented ownership in the seven-year lease. Kellen Murphy, managing partner of Murphy Schiller & Wilkes LLP, also represented the landlord.
“With its state-of-the-art infrastructure, freestanding location and unrivalled accessibility, Harborview Logistics Center is an ideal location for a company seeking to accommodate consumer demand for rapid delivery,” Lubin said. “The northern New Jersey industrial market has a significant shortfall of available space, and this brand-new property at the heart of the nation’s most populous area had significant appeal.”
Slated for completion in January, the new building has 46 dock doors and two drive-ins, with 40-foot clear ceiling heights, a 135-foot truck court and parking for 32 trailers and 149 cars, according to a news release. JLL noted that the facility has a 20-year payment in lieu of taxes agreement that will reduce real estate taxes on the building for the long term.
HD Supply currently operates from 3 Enterprise Ave. North in Secaucus, the brokerage team said. Its new home will maintain its proximity to Manhattan and to the nation’s largest population hub, while providing easy access to the New Jersey Turnpike, Port Newark-Elizabeth and Newark Liberty International Airport.
