A developer has acquired more than 30 acres of industrial-zoned property in the Morris County township of Mine Hill, brokers with Lee & Associates New Jersey announced.
According to the team, the 34-acre parcel at 128 Iron Mountain Road has direct access to Route 46 and is a short ride from Interstate 80 and Route 10. The site is part of the Iron Mountain Industrial Park and is zoned for a host of uses such as warehousing, manufacturing, recreation and outside storage, among others, providing what the brokers described as a rare investment opportunity in a desirable northern New Jersey submarket.
Lee & Associates’ Drew Maffey, Rick Marchisio and Will Ziegler represented the buyer, while the firm’s Lori Zuck and Jeff Furey represented the seller in the deal, the terms of which were not disclosed. Both entities are privately held real estate investment or development firms.
“Demand for quality industrial product in the state’s northern and central counties remains unprecedented,” Maffey said. “The same attributes that provide a strong draw for industrial tenants — including proximity to a deep labor pool and consumer base, and accessibility from numerous major thoroughfares — continue to make Morris County a prime target for investors.”
