A logistics firm has leased 611,000 square feet at a soon-to-be-updated industrial building in South Brunswick, in a newly announced deal by Lee & Associates New Jersey.
The tenant, GXO Logistics, is expanding its presence in Middlesex County with the long-term commitment at 301-321 Herrod Blvd., the brokerage firm said. Ownership now plans to launch a full rehabilitation of the property, with plans to renovate the office space, provide new LED lighting throughout the building and add new dock doors, while it will reseal and stripe all warehouse floors and outside paved areas, including the parking lots and truck courts.
Lee & Associates’ Dave Saltzman represented GXO Logistics, one of the world’s largest contract logistics companies, having negotiated more than 2.5 million square feet nationwide on the company’s behalf since early 2022, according to a news release. Marc Petrella of KBC Advisors represented the landlord, Link Properties.
“GXO was looking to grow its footprint in the immediate area due to the expansion needs of its client base,” Saltzman said. “We conducted an extensive search to locate a site within a set radius from GXO’s existing facility in the (New Jersey) Turnpike Exit 8A market — focusing on South Brunswick, Cranbury and Monroe Township.
“Ultimately, this property’s location, and the building’s features and size, created an ideal scenario that not only enabled GXO to meet its additional space needs but also retain its existing labor force.”
Sitting on nearly 40 acres, 301-321 Herrod Blvd. is part of a long-established and still-growing submarket in New Jersey, offering a location just off the Turnpike. Users are minutes from routes 130 and 1, while they are nearly equidistant to New York City and Philadelphia.
