A logistics and fulfillment firm has leased 102,000 square feet of industrial space in Bridgewater, in one of two newly announced deals by Resource Realty of Northern New Jersey.
The brokerage team represented the tenant, Linemart, in the transaction at 1120 Route 22, touting the facility’s 20-foot clear ceiling heights, 50- by 40-foot column spacing, six tailgate loading docks and 45 parking spaces. RRNNJ added that the 44-acre site is less than three miles from interstates 287 and 78, providing easy connections to the New Jersey Turnpike.
The firm’s Tom Consiglio and Scott Peck, principals, spearheaded the deal alongside KBC Advisors’ Mark Petrella, who represented ownership.
“This one-story industrial building with an expansive footprint underscores the significant demand for premium industrial spaces situated near major transportation arteries and consumer hubs,” Peck said. “Nearby highway access provides tenants with a crucial advantage, enabling swift and effective distribution across key networks and regional markets.”
In the second deal, RRNNJ Principal Brian Wilson represented Sid Harvey Industries in a 20,205-square-foot lease at 1715 Oak St. in Lakewood. He said the transaction underscores the appeal of Ocean County as a logistics hub, citing its proximity to Route 70, Route 9 and the Garden State Parkway.
“Lakewood’s central location and strong infrastructure are a magnet for a wide array of tenants, from online retailers to established distributors,” Wilson said. “The steady job and labor growth across this region is bolstering the region’s population profile, which is directly fueling continuous tenant demand for logistics facilities here.”
