Health care tenants have fueled new leasing activity at a two-building office complex in Parsippany, where brokers are touting some 25,000 square feet in recent transactions.
The 114,000-square-foot complex at 800 and 900 Lanidex Plaza recently attracted two new tenants, ENT and Allergy Associates LLC and Total Renal Care Inc., according to Lincoln Property Co. The real estate firm, which leases and manages the buildings, said the new users occupy 9,792 and 7,552 square feet, respectively.
Lincoln Property Co. Senior Vice President Michael Taylor announced the deals on behalf of ownership, 8H9H Lanidex LLC and Milelli Real Estate Partners. He noted that the firms recently purchased the three-story office buildings and have embarked on a series of upgrades.
The improvements, which are being overseen by Kimmerle Newman Architects, include newly designed glass lined lobbies and restrooms in each building, along with new HVAC units and landscaping. LPC said the planned renovations have led to other new leases and renewals, which are as follows:
- Unicom Systems is relocating from across the street after leasing 4,360 square feet at 800 Lanidex Plaza.
- Pacific Healthcare Laboratories has leased 4,067 square feet and will relocate from Matawan to 800 Lanidex Plaza.
- Western Industries, Vertellus, Aquent, Marotta Gund, Adecco USA, Andrew Leicht, Beeline, DRV Holding and Armo & Hardwicke Capital all extended their leases.
“We are honored to welcome such a distinguished group of new and existing companies that will greatly complement our other current tenants,” said Joseph Milelli Jr. of Milelli Real Estate Partners. “These leases are a reflection of our and Lincoln Property Company’s commitment to meeting the needs of prospective tenants in a timely and cost-effective manner and by providing them with a virtually new state-of-the-art facility in one of the most desirable locations in the region.”
Rick Genthe and Bob Lee of Lincoln Property Co. serve as the property’s in-house leasing agents. Peter Rossi of Newmark Knight Frank represented ENT and Allergy Associates, a physician group that includes nearly 180 doctors in 40 office locations throughout the New York and New Jersey. Robert Hoffmann and Christine Eberle of Cushman & Wakefield represented Total Renal Care, Inc., a Torrance, California-based company that provides dialysis services for patients suffering from chronic kidney failure, operating as a subsidiary of DaVita Inc.
The two buildings sit at interstates 80 and 287 and offer quick access to routes 202 and 46. LPC also touted their proximity to Morristown Airport, Newark Liberty International Airport and the Hudson River crossings to New York City.
