A new tenant is coming to a North Bergen industrial building, where it will lease 110,000 square feet to use for e-commerce warehousing and distribution.
Brokers with NAI James E. Hanson represented Link Logistics Real Estate, the landlord at 7300 West Side Ave., in securing the commitment from High May Inc. The company will occupy the entire building, which ownership is modifying in order to maximize the amount of space with 24-foot clear ceiling heights.
NAI Hanson’s Scott K. Perkins, Tom Vetter, Jeff DeMagistris and Chris Todd completed the assignment, while Wenying “Linda” Tan of Oxford Property Group USA represented the tenant.
“The Meadowlands remains one of the most in-demand industrial markets in the state,” Perkins said. “As the exclusive leasing brokers for the property, our team was able to leverage our full suite of commercial real estate services and market expertise as well as our prior experience working with (Link Logistics) at this property to secure a quality tenant on behalf of our client.”
The deal comes a year after Perkins, Todd and NAI Hanson’s Greg James brokered the sale of the property to Link Logistics, an affiliate of Blackstone. They noted that property building easy access to both the George Washington Bridge and Holland Tunnel, along with interstates 78, 80 and 95 and routes 3, 4, and 46.
Originally containing 130,000 square-feet of industrial and office space, Link Logistics plans to remove 20,000 square feet of the 30,000-square-foot mezzanine office section to create more 24-foot ceilings throughout the building. The facility also has 19 tailgates and ample car parking.
