A private investor has acquired more than 165,000 square feet of industrial space in the Bergen County borough of Fair Lawn, in a newly announced deal by NAI DiLeo-Bram & Co.
The brokerage firm, which represented a longtime client in the sale, said the property at 14-00 Third St. comprises six buildings at the Fair Lawn Avenue intersection. The 13.55-acre parcel is also the former site of chemical manufacturing plant and houses 165,424 square feet in total, including two structures that are occupied by a concrete plant and four that have been vacant for the past decade.
Thomas Kirczow, a senior vice president with NAIDB, procured the buyer in the $8.75 million deal. He noted that the property offers immediate connectivity to the borough’s main thoroughfare and routes 208, 4 and 20, while also providing access to the Garden State Parkway and Interstate 80.
“With generous frontage along Third Street and Fair Lawn Avenue and a central location in one of the most sought-after markets in the state, the property offers a tremendous visibility advantage,” Kirczow said. “As such, it makes a favorable addition to the buyer’s Bergen County portfolio in general and their industrial/warehouse assets specifically.”
