The now-shuttered Anheuser-Busch brewery at 200 Route 1 in Newark has been a fixture in the city for some 75 years.

Anheuser-Busch has reaped $360 million from the sale of its iconic former brewery complex just west of Newark Liberty International Airport, brokers with Newmark announced this week.
According to the advisory team, Goodman Group purchased the roughly 1.7 million-square-foot complex with plans to redevelop the site and leverage its 86-acre footprint and proximity to the state’s port district. The brokers touted it as one of the largest industrial redevelopment opportunities in the New York metro area, adding that the parcel falls within the EWR/EWR-S zoning districts, supporting a wide range of industrial, logistics, airport-related, data center, commercial and hospitality uses.
Newmark Executive Vice Chairman Adam Doneger and Executive Managing Director Adam Petrillo advised Anheuser-Busch in the deal. Executive Managing Director Avery Silverstein, Co-Head of U.S. Capital Markets Adam Spies and Vice Chairman Dustin Volz provided strategic support.
“Few sites offer this level of scale, connectivity and zoning flexibility,” Doneger said. “These characteristics, combined with its location within one of the nation’s most critical logistics corridors, position it to support the next generation of industrial and infrastructure users.”
Newmark detailed the transaction while noting that northern and central New Jersey’s industrial market entered 2026 with strong momentum, according to the firm’s data, recording its third consecutive quarter of occupancy gains as vacancy declined to 6.3 percent. Demand remains concentrated in Class A logistics facilities, while sustained port activity continues to reinforce the region’s position as a critical U.S. supply chain hub.
The brewery property, a landmark in Newark for some 75 years, offers direct access to the New Jersey Turnpike and Interstate 78. Newmark noted that the site has existing rail access and sits within a dense consumer base, with more than 20 million residents within a 15-mile radius and more than 150,000 transportation and warehouse workers within a 30-minute drive.
