A food wholesaler is expanding at a Hillsborough industrial park, adding nearly 14,000 square feet to its existing footprint under a new lease with Larken Associates.
According to the landlord, Bluestar Direct LLC has been a tenant at Hillsborough Business Center since 2020 and expanded in 2021 from 1,500 square feet to a 5,000-square-foot space within the complex on Stryker Lane. The newest deal means the company, a wholesaler of nuts, raisins, seeds, spices and dried fruits, will occupy all of Building 21 as it adds 13,500 square feet of roasting, packaging and general office space to its presence at the property.
Victor Kelly of Raider Realty, Larken Associates’ in-house brokerage team, represented ownership in the deal.

The transaction also brings the 27-building, 596,315-square-foot industrial center off Route 206 to full occupancy. Larken noted that each building has 18- to 20-foot clear ceiling heights, a full wet system with central station monitoring, heavy floor loads, tailboard or drive-in doors and separate utilities and entrances for each unit, while tenants at the 100-acre site have quick access to other major highways, including interstates 78 and 287.
