J.G Petrucci Co. Inc. has signed a new 40,000-square-foot lease in the Lehigh Valley, bringing a three-building industrial park to full occupancy after a phased buildout starting in 2019.
The Asbury-based developer announced this week that TopRx LLC, a pharmaceutical distributor, will occupy Building III at its Lehigh Valley Flex Center in Bethlehem. The tenant will join DHL Supply Chain at 3893 Courtney St., a 160,000-square-foot structure just north of Route 22, part of the new 470,000-square-foot complex at the former site of a Guardian Life Insurance office building.
“J.G. Petrucci Company’s ability to move quickly and efficiently was really the differentiator for us,” said Douglas Troy, TopRx’s chief financial officer. “This will be a top-notch facility that will allow us to expand our national footprint and greatly enhance our service to our customers. We look forward to calling the Lehigh Valley home.”
With its demolition and redevelopment of the Guardian Life building, Petrucci said it aimed to build an industrial park with flexible layouts and options for users who are seeking smaller manufacturing and warehouse spaces within the Lehigh Valley. The firm completed Building I in 2019 and preleased it to, Stuffed Puffs LLC, a marshmallow manufacturer, before breaking ground on and leasing the second building to redistribution specialists RJ Schinner Co Inc.
David Toomey and Hunter Kessel of Cushman & Wakefield represented TopRx, while Jonathan Gelman with Gelcor Realty represented J.G. Petrucci.
