J.G. Petrucci Co. Inc. is set to break ground on more than 1 million square feet of industrial space in Logan Township, in one of several projects that the firm will soon have underway.
The Asbury-based developer said the project, located along Route 322, will be the first and largest piece of a four-building, 188-acre industrial park known as Port Logistics Center at Logan. The initial building will span roughly 1.03 million square feet, with a location that is less than 30 miles from Philadelphia International Airport and the Port of Philadelphia.
The complex at full build-out will comprise about 1.875 million square feet.
“Despite the pandemic, we continue to see strong demand for industrial space in close proximity to major Northeast metropolitan areas, especially with e-commerce, logistic and manufacturing organizations,” said Peter Polt, executive vice president with Petrucci. “To meet that demand, we have numerous projects under construction that offer effective real estate solutions and smart investment opportunities for a multitude of users.”
All told, the design-build firm expected to break ground during the fourth quarter on projects that will add more than 2 million square feet to New Jersey and Pennsylvania. They include the recently announced Phillipsburg Logistics Center at 78, which calls for a 511,200-square-foot complex with 36-foot clear ceiling heights, ample trailer and vehicle parking and LED lighting.
The 70-acre site is less than two miles from I-78 and provides toll-free access to and from the Port of New York and New Jersey, Petrucci said.
In Pennsylvania’s Berks County, the firm has broken ground on a 587,100-square-foot project known as Bethel Industrial Center at 78. Located in Bethel, the 44-acre development will feature more than 120 dock doors, 350 vehicle parking spaces and 164 dedicated trailer stalls, with direct access to I-78 and a workforce population of 118,959 within a 30-minute drive.
Construction is also underway on a pre-leased, 156,000-square-foot food production facility in the Lehigh Valley Industrial Park VII, the firm said. The project at 1025 Feather Way in Bethlehem, Pennsylvania offers high visibility and public transportation with direct access to the building for future employees.
