Richards & Robbins has secured another tenant in Fairfield with a new industrial lease for nearly 7,300 square feet, in a deal arranged by Resource Realty of Northern New Jersey.

The tenant, which was undisclosed, will occupy a flex space at 311 Route 46 that has 22-foot clear ceiling heights, according to a news release. It also has direct access to the highway, which has daily traffic of more than 45,000 vehicles.

RRNNJ Principal Greg Sabato represented Richards & Robbins, a longtime client, in the 7,260-square-foot deal at the 65,000-square-foot property.

“Our history of working with industry leaders like Richards & Robbins dates back to the very first days of our company,” Sabato said. “Every single one of these deals has been a foundational piece of our business, and we are proud to continue building on that legacy after so many years.”

The firms added that Richards & Robbins has developed, owned and managed multitenant flex buildings in the greater Fairfield market for more than 50 years.

“The growth of our portfolio has been a collaborative effort, and the long-term partnerships with firms of RRNNJ’s caliber and its principals has been instrumental to our success,” said David Richards, principal at Richards & Robbins.
