TRANSACTION SPOTLIGHT
We represented developer client Active Acquisitions in the forward sale of more than one million square feet of industrial space to Brookfield Properties which closed on December 20, 2022. The sale of the two Class A industrial buildings in Jackson Township, New Jersey was the largest dollar volume industrial sale in New Jersey in 2022 and resulted from a competitive bidding process. Our representation included contract and related document negotiations, due diligence support and closing. It also offered substantial problem-solving opportunities given the plethora of issues confronting the seller of vertical construction which was still in progress prior to closing. The newly completed industrial property includes a cross-dock building and an adjacent, single-side load building, along with parking for 713 cars and 181 trailers, and offering 168 loading positions. Located close to I-95, the development provides connectivity to New York, Philadelphia and regional ports of Philadelphia, Baltimore and New York and New Jersey.
