The owner of a Fairfield industrial building has secured two new leases, filling more than 20,000 square feet in a set of deals arranged by Resource Realty of Northern New Jersey.
The tenants, Debbie’s Floral Designs Inc. and An Da Construction, will each occupy 10,228 square feet at 101 Clinton Ave. under the transactions with SNS Real Estate Investment, according to a news release. The 30,000-square-foot property is now fully leased.
“Fairfield continues to be an incredibly attractive destination for industrial users because it pairs exceptional geographic access with versatile building designs,” said Greg Sabato, a principal with Parsippany-based RRNNJ. “The swift execution of these two 10,228-square-foot leases demonstrates that well-maintained facilities like 101 Clinton Avenue align perfectly with what modern tenants require.”
Sabato and RRNNJ Sales Associate Rylie Lake represented ownership in both deals, noting that the tenants chose 101 Clinton due to its configuration, high clear ceiling heights and immediate access to highways such as Interstate 80 and routes 46 and 23. Newmark represented Debbie’s Floral Designs Inc., a regional floral supplier expanding its storage and distribution capacity, while Sabato and Lake also served as the tenant’s representative in the deal with An Da Construction.
The firm noted that the latter, a specialized commercial supplier, required an integrated office and warehouse footprint.
“In addition to stabilizing the asset on behalf of ownership, we welcome the opportunity to assist small-bay-industrial tenants in identifying spaces that can optimize their logistical networks and contribute toward greater efficiency and, ultimately, their bottom line,” Lake said.
