Sitex Group has picked NAI James E. Hanson as its leasing team for the 50-building, 623,000-square-foot Zuckerberg’s Industrial Park in Saddle Brook.
According to the brokers, Sitex has made several improvements at the North Midland Avenue property since acquiring it in 2023. That includes new lighting, paving and painting, as well as updated building interiors and new signage, as it looks to capitalize on a location just feet from the Garden State Parkway and Interstate 80 intersection.
NAI Hanson’s Kenneth D. Lundberg, Patrick Lennon and Lorenzo Lambiase are now highlighting those upgrades as they market the site to would-be tenants.

In a news release, NAI Hanson noted that the park provides easy access to Port Newark-Elizabeth, Newark Liberty International Airport and New York City. Current tenants include UPS, Veolia, Bio-Reference Laboratories, Crane and Johnstone Supply, with buildings ranging from 1,000 to 40,000 square feet that are suitable for everything from small local businesses to international distribution firms.
Sitex acquired the property in 2023 from the family that had owned it for more than a century, one of its latest value-add investments in northern New Jersey.
