The STRO Cos. and Kushner Real Estate Group have announced two new acquisitions in Florida, adding more than 136,000 square feet to their industrial holdings outside New Jersey.
The properties include a two-building, 103,500-square-foot complex at 12333 Enterprise Blvd. in Largo, which marked their first acquisition in the Southeast. In announcing the deal, they noted that the site provides access to all of Pinellas County and to Tampa, while citing its Class A construction quality.
Deron Thomas, Tyler Thomas and Kyle Harris of Industrial Realty Solutions brokered the transaction.
“Our team is very excited about this transaction. We’ve been aggressively pursuing assets in Florida as a part of our strategic expansion plan and view Tampa as a market with substantial room for growth,” said Kevin Bramhall, STRO’s director of Southeast acquisitions. “We are appreciative of the brokers and sellers for their diligent and creative efforts in closing this transaction. We look forward to announcing more deals in Florida in the coming months.”
In the second deal, STRO and KRE partnered to purchase a single-tenant, 32,700-square-foot warehouse at 1934 West Beaver St. in Jacksonville. They said the 3.2-acre property has a secure and paved half-acre of outdoor storage area, while the building interior has 27- to 32-foot ceiling heights, five loading docks, two oversized drive-in doors and a secured storage yard.
They added that the facility is ideal for distributing goods throughout northern Florida, with its convenient access to downtown Jacksonville and major arteries such as interstates 95 and 10.
“This strategic addition to our growing Florida portfolio reflects our commitment to identifying prime investment opportunities in high-demand areas,” said Jonathan Kushner, KRE Group’s president. “1934 West Beaver Street aligns perfectly with our vision for quality and location excellence, and we look forward to delivering value to our tenants in Jacksonville.”
