Transwestern Development Co. has completed its sale of a new 311,000-square-foot industrial facility in Branchburg that it built on behalf of a medical supply company.
According to Avison Young, which represented the seller, Abaline Supply Co. will use the space at 3091 Route 22 as its new headquarters and manufacturing hub. The buyer paid an undisclosed price for the 25.56-acre property, which TDC developed over the past two years under a contract with the end user, bringing a new use to the former Somerville Drive-In property.
Matthew Turse, Tim Cadigan, Judy Troiano, John Gianis and Stephen Gianis of Avison Young’s Morristown office completed the assignment, while Randy Eigen of CBRE represented Abaline Supply, doing business as TYH Branchburg LLC. Edward Butler of McCarter & English and Stephen Fleissig of Greenberg Traurig served as legal counsel to the respective parties.
Terms were not disclosed.
“In the current market, owner-occupiers continue to be a rising trend and are steadily acquiring real estate assets for their businesses,” Cadigan said. “This project, which had been in the works for over two years required serious navigation of the ever-evolving regulations for new manufacturing/warehouse developments in New Jersey.”
CBRE noted separately that the project has redeveloped the former site of a miniature golf and driving range, with Arco Design/Build constructing the 311,040-square-foot facility. A company official reportedly told the municipality in 2022 that the project would create dozens of new jobs in the assembly, packaging and distribution of medical supplies, such as gloves, gowns and other personal protective equipment, to hospitals in the New York metropolitan area.
“The acquisition of this newly developed facility allows TYH to consolidate two locations it previously leased in Bayonne and Lebanon into one Class A property that boasts 40-foot clear ceilings, 42 loading docks, trailer parking, an emergency standby generator and a solar-ready roof,” Eigen said. “Moreover, the location provides toll-free access to the ports of Newark and Elizabeth. Brian Banaszynski, Transwestern’s regional partner, was totally hands-on and made sure that every detail was addressed.”
