Urban Edge Properties is bringing a new 80,000-square-foot medical office building to its flagship Bergen Town Center, having signed a lease with Hackensack Meridian Health.
The company on Wednesday said it will build the facility on a vacant outparcel facing Route 4, expanding the uses at the 105-acre property in Paramus and Maywood. Hackensack Meridian, which signed a 20-year lease, will offer what Urban Edge described as a complete range of medical services, innovative research and life-enhancing care at the site.
The new building is subject to state and local approvals, which the company expects to secure by year-end.
Urban Edge detailed the project as part of its fourth-quarter earnings release. The real estate investment trust also announced a 134,000-square-foot lease with Kohl’s to backfill a space created by Century 21’s bankruptcy.
“Our fourth quarter leasing activity includes two exciting future additions to Bergen Town Center, Kohl’s and Hackensack Meridian Health,” the company wrote in a press release. “Kohl’s is relocating one of its top performing stores to open a flagship location at Bergen.”
Urban Edge recently oversaw a $50 million renovation of Bergen Town Center, the second-largest mall in Paramus. Upgrades include the addition of vertical density with a third-floor Burlington, the introduction of Park Assist to the west garage, renovations to the east garage to provide better access and a new children’s play area in the interior portion of the mall.
Located on Route 4 just west of Forest Avenue, the complex is home to the likes of Target, Whole Foods, Nike and a host of other high-profile tenants across its distinctive mix of enclosed and open-air retail spaces, along with a selection of outlet stores.
